My daughter and her husband live in North Carolina and they bought a home with the tankless (electrical). The water temperature is NEVER warm enough, either in the shower or at the kitchen sink. The installer has been there umpteen times and on the last visit he installed a “control console.” It’s still not hot enough.
Many decades ago I discovered that the water heater manufacturers want me to flush my tank several times a year to remove sediment. Perhaps doing this is why my 1974 Rheem 40 gallon gas water heater is faithfully performing.
To make it easy, I piped the discharge to the HVAC drain line. I close a valve on the drain outlet of the HAVC unit then open the valve on the water heater. The hot water discharge cleans out the HVAC condensate line. A short length of clear hose at the WH tank tells me when the sediment is all gone.
Once I shut the WH outlet and open the HVAC valve things are back to normal.
My condensate drain stays clean an clear.
Soon I plan to replace the manual valves with solenoid valves (like sprinkler systems use). That way I can execute the whole maneuver without having to go into my attic.
