Mississippi hunting lease

I have an opertunitty to lease a small piece of land around woodville with a group of friends. It is a small place but the hunting is A+
but the land owner (who happens to be a good friend ) doesn't know what to charge. We both want to be fair with each other does anybody know what's the going rate in the area per acre.

if it is good friends then 500 a year is nice. That is what i paid in st francisville with some friends. That is 500 per person.
