I need to move out of state this summer and I wanted to put my home on here before I formally list it next month. The house is in a very small, very private neighborhood on 190 just east of the large shopping area in Mandeville. Neighborhood has about 15 houses and is a good mix of friendly people from young families to retirees. HOA fees are $300 a year and we are paying them this month.
The House:
House has been almost completely remodeled since November 2015.
-new stainless appliances
-100% new warrantied A/C system including vents and ductwork
-new floors
-new paint throughout
-all new fixtures
-has 13 ft ceilings and fireplace in living room
-sprayed quarterly by RPC and zero pests
-2400+ living with formal dining and office/bedroom
-roof is about 7 years old and in great shape
-etc.
I still have some tidying up I am working on and the master bath will need some work (currently in progress now). All should be done within a few weeks. We do not want to leave but family health concerns dictate so.
Homes don't sell here often but a smaller one that did last year went for over 128 sq ft and the guy has spent considerable money remodeling since. We are looking for around 125 sq ft but will work with someone and can include washer/dryer/fridge and yard equipment, especially if realtors are not involved.
Oh yeah, we are right in the middle of the Mandeville school district and do not require flood insurance here.
