    This coming from someone who has multiple aliases on a shooter forum.

    Which Alarm Company you work for Nola? Hopefully not ADT? I'm looking for an excuse to boot that company from my home.

    And the personal nature of the attacks are more thoroughly revealed. So, it has nothing to do with this thread really, it has to do with you thinking I have "multiple aliases on a shooter forum."

    So, which one of your friends did I tell off, to make you mad at me? Please respond in a PM, because I don't want to make this thread any worse than it already is.

    People from Jefferson Parish, or even Ascension Parish, calling someone who lives in Plaquemines Parish stupid....are pretty stupid themselves.

    We're all on the same alluvial plain guys. Old Muddy has the power to turn us all into marine life.

    Just a tough couple of months - I actually found this site searching for info on AFFS. Yes, I'm one of the victims of that scam as well....

    I will say this and digress. If I ever have a problem and need advise I will go elsewhere to seek it. Once upon a time this forum was a good place to get advice from like minded people with diverse life experiences. Sadly it has become a place of ridicule and scorn. I'm speaking of this and other recent posts. Happy Easter everyone.

    BTW – I was looking at VE and not AE rates, so my new rates will be around $10K.

    Where are you looking? I just looked at the rates that are in effect as of Jan 2013 and nothing has changed. Additionally, if you're in an AE zone and more than a foot under the base flood you have to submit an application to FEMA to get a quote as the rates are not published. Did you do that?

    I lived DTR when Katrina hit and got wiped out. Got caught up in the insurance company's deceit then and it took a long time to recover. I hate to say this but I saw this coming and moved then. I have people who live in the same area as you (Sarah Victoria lane). it's a hard pill to swallow. I was born and raised there, it was tough leaving. Praying for everyone DTR.

    No, I didn't contact NFIP however, I went to the NFIP meeting held at BC Auditorium for my info. My zone has been changed from a "B" to "AE". My BFE went from a +1' to a +9'. My home foundation is at +4.1', so I'm 5 feet BELOW the new elevation. For $200,000 dwelling and $80,000 contents IF I were at 9' my rates would be $1,636, if I were at 8' my rates jump to $5,042 and I was told to factor in approximately $1,000 for every foot below that mark. So, by best guestimate I'm looking at $10K.

    Talk about sticker shock!

    Thanks for the prayers - much needed right now. Yes, Sarah Victoria is about two miles down from me. I too was born and raised here, amazing that my mother lives 5 miles up from me of the "other side" of the flood wall and her rates are actually going down. Wow - what a slap in the face. My rates will go from $365 to $10,000ish -- so yes my rate will go up 27x what I'm currently paying while others go down. Wow.

    I would agree with anybody that would say my rates were too low. Yes, they are. Raise them.....but to a level that doesn't completely strip the value from my home that I've spent the past 17 years paying off. I would say grandfather and cap the rates. $2,000 year would hurt a bit BUT it's not a deal breaker for someone who would want to live in this area in close proximity to the Refinery, Chevron Oronite, IMT Coal, Naval Air Station and some of the best fishing in the world. They have essentially made 17 years of payments worth nothing. I'm still in shock.

    We do have a $692,000,000 project ongoing for our back levees BUT these are Non-Federal levees and we don't know if they will/can be incorporated into the Flood Maps and to what extent it would change our Flood Zone and BFE's. Fingers Crossed.

    The Bayou Gauche area in St. Charles has been protected for years by the Sunset Drainage District. The feds have decided not to recognize these levees and left everybody down there in the same boat you are in.

    We are setting up a meeting with the parish assessor's office to demand that our homes be immediately reassessed because of this Biggert-Waters Act to make us completely property tax exempt. For a lot it wont make a big difference but for some of us it will save us a couple thousand dollars. We feel all that are effected should do the same.
